Thank you for choosing Wolf Den Yard Company LLC. This page contains our Customer Agreement & Terms of Service and the three policies that are part of it. Please read them before enrolling.

PART 1

Customer Agreement & Terms of Service

Recurring and one-time residential services

This Customer Agreement & Terms of Service (“Agreement”) is entered into by and between WOLF DEN YARD COMPANY, LLC (“Wolf Den”) and the customer identified in the applicable quote, enrollment, or account record (“Customer”). Wolf Den and Customer are each a “Party” and together the “Parties.” This Agreement takes effect when Customer electronically accepts it under Section 25 or otherwise schedules, purchases, or receives services from Wolf Den.

The Parties agree as follows:

1. No Long-Term Contract

Wolf Den shall not require a long-term service contract unless a separate written agreement says otherwise. Recurring service may be canceled under Section 15. Customer shall remain responsible for all completed services and authorized charges.

2. Services

Services may include recurring pet waste removal, one-time cleanup, initial or accumulated-waste cleanup, yard refresh, and other yard services specifically agreed upon by the Parties. Customer’s selected service, frequency, service area, and price are established through Customer’s quote, enrollment, or account record.

Collected pet waste shall be removed from the property, unless a quoted service expressly states otherwise, and shall be disposed of through an appropriate waste-disposal method or facility.

3. Quotes and Pricing

Pricing may reflect yard size, number of dogs, frequency, time since the last cleanup, waste volume, terrain, access, travel, disposal load, and requested add-ons. If actual conditions materially differ from the information used for the quote, Wolf Den may revise the price. Wolf Den shall obtain Customer’s approval prior to performing material additional work whenever reasonably practical.

4. Initial, Accumulated, and Excessive Cleanups

Accumulated waste, overgrown vegetation, snow-covered waste, unusually difficult terrain, limited access, or unusually high volume may require added labor and an additional charge. If the full condition cannot reasonably be assessed before work begins, Wolf Den may temporarily stop work and contact Customer with an updated estimate, prior to completion of authorized services.

5. Payment Authorization and Billing

Payment is due upon completion of each service. A completion notice shall be sent by text, email, or the customer portal, and the approved payment method may be charged at or around that time.

By providing a payment method and enrolling in recurring service, Customer authorizes Wolf Den and its payment processor to charge that method for completed services and other charges Customer specifically authorizes under these Terms. Wolf Den uses a third-party processor and does not directly store full payment card numbers or card security codes.

If a payment fails, service may be suspended until the balance is paid. Any returned-payment, chargeback, or processing fee shall be assessed to Customer only when lawful, disclosed, and reasonably related to costs incurred.

6. Access, Gates, and Service Areas

Customer shall provide safe and reasonable access to all areas scheduled for service and keep access instructions current.

  • Unlock gates and provide current codes or entry instructions.
  • Keep the service area reasonably free from blocked entrances and unsafe obstructions.
  • Tell Wolf Den about unusual access conditions before the visit.
  • After service, verify gates before releasing pets outdoors. Wolf Den shall use reasonable care to close gates but cannot guarantee a gate, latch, or fence is escape-proof.

7. Dogs and Other Animals

Customer shall disclose any animals that may be aggressive, territorial, fearful, unpredictable, or likely to escape. Wolf Den may require any animal to be secured indoors or in another safe location. A Wolf Den technician may leave without entering the yard or completing the authorized services if an animal presents a safety or escape risk. The Dog Safety & Aggressive Pet Policy is incorporated by reference into these Terms.

8. Known and Hidden Hazards

Customer shall advise Wolf Den of any known hazards, including, but not limited to, holes, unstable ground, exposed wiring, irrigation components, sharp objects, chemicals, traps, construction debris, unsafe structures, or dangerous animals. Wolf Den shall not be responsible for any damage to concealed, defective, improperly installed, previously damaged, or not reasonably visible property components, except to the extent required by law.

9. Lawn and Landscaping

Pet waste removal requires normal foot traffic through the designated service area. Customer shall advise Wolf Den prior to service about any new sod, seed, fragile landscaping, sensitive areas, or locations that should not be entered. Wolf Den shall use reasonable care while performing the service.

10. Weather, Snow, and Unsafe Conditions

Service may be delayed, modified, partially completed, rescheduled, or skipped when weather, roads, air quality, ground conditions, snow, ice, lightning, wildfire, extreme temperature, or any other condition makes the visit unsafe or impractical. Snow or ice-covered waste may remain until visible and accessible. The Weather & Snow Service Policy is incorporated by reference into these Terms.

11. Schedule, Holidays, and Route Changes

Service times are estimates. Wolf Den may adjust arrival times or service days because of holidays, weather, staffing, route efficiency, or operational needs. A particular time or weekday is not guaranteed unless expressly agreed to in writing. Wolf Den shall provide reasonable notice of significant changes when practical.

12. Missed or Inaccessible Service

If a Customer-controlled condition prevents service, including a locked gate, unsafe animal, blocked yard, or undisclosed hazard, the visit may be marked inaccessible and Wolf Den may reschedule. An attempted-visit charge applies only if it was disclosed in Customer’s quote, enrollment, or account terms. Extra cleanup charges may apply later if missed access causes material accumulation.

13. Completion Standard and Service Concerns

Wolf Den shall remove pet waste that is visible and reasonably accessible within the agreed service area. If Customer believes an area was missed, Customer shall contact Wolf Den as soon as reasonably possible. Wolf Den shall review the concern and, when appropriate, provide corrective service or another reasonable resolution. New waste after the visit does not establish that an area was missed.

14. Yard Refresh

Yard refresh is intended to improve the cleanliness or odor condition of outdoor pet areas after waste removal. Results depend on surface, weather, drainage, prior contamination, pet activity, and the selected treatment. Unless expressly stated, yard refresh is not veterinary care, pest control, lawn treatment, environmental remediation, or sterilization, and Wolf Den does not guarantee permanent odor, stain, insect, parasite, or pathogen elimination. Customer shall advise Wolf Den about sensitivities, recent treatments, delicate plants, or restricted areas prior to service.

15. Cancellation, Rescheduling, and Holds

Customer may cancel recurring service at any time without a long-term cancellation penalty. Completed services remain due and payable. Customer shall provide reasonable notice to Wolf Den to cancel or reschedule a visit. Repeated last-minute cancellations or access failures may lead to route changes or service termination.

Temporary holds may be requested for vacations or other absences. When service resumes, accumulated waste may require added time and a revised price.

16. Communication Consent

Customer authorizes service-related texts, emails, calls, and account notifications, including reminders, arrival and completion messages, schedule changes, receipts, and account notices. Customer shall keep their contact information current. Customer may opt out of promotional communications; essential service and transactional messages may continue while Customer’s account remains active.

17. Service Records and Photographs

Wolf Den may maintain time, route, GPS, service-note, and property photographs reasonably needed to document work, access, conditions, or a service concern. Photos shall generally focus on the yard or work performed. Customer-specific photos shall not be used for advertising without written permission of Customer.

18. Property Damage

Customer shall report any suspected service-related damage to Wolf Den promptly so it can be reviewed. Wolf Den shall be responsible for damage directly caused by its negligence or wrongful conduct to the extent required by law. Wolf Den shall not be responsible for ordinary wear and tear, pre-existing damage, concealed hazards, defective components, or conditions outside its reasonable control.

19. Limits of Service

Pet waste removal reduces visible waste but does not make a yard sterile, disease-free, parasite-free, odor-free, or free from microscopic residue. Customer shall remain responsible for pet health, veterinary care, lawn care, pest control, and property sanitation decisions beyond the selected service.

20. Refusal, Suspension, or Termination

Wolf Den may refuse, suspend, or end service for unsafe conditions, aggressive animals, threats or harassment, repeated access failures, fraud, unpaid balances, misuse of service, or conditions materially different from those represented. Customer shall remain responsible for all completed services.

21. Changes to Service, Pricing, or Terms

Wolf Den may update service offerings, routes, pricing, or the terms contained herein. Recurring customers shall receive reasonable notice before any material changes take effect. Changes shall apply prospectively. Continued service after the effective date of a properly communicated update constitutes acceptance of the updated terms.

22. Privacy

Wolf Den’s collection and handling of personal and payment-related information is described in the Privacy & Payment Information Policy, which is incorporated by reference into this Agreement.

23. Utah Law; Governing Law and Severability

This Agreement shall be governed by and construed in accordance with the laws of the State of Utah, without giving effect to any choice of law or conflict of law principles. If any provision of this Agreement is held to be invalid, illegal, or unenforceable by a court of competent jurisdiction, such provision shall be modified to the minimum extent necessary to make it valid and enforceable, or if modification is not possible, severed from this Agreement. The remaining provisions of this Agreement shall continue in full force and effect.

24. Entire Agreement

The terms contained herein, the selected services, quoted pricing, incorporated policies, and any service-specific written terms form the entire agreement concerning the services between the Parties hereto. A separately signed written agreement shall control only to the extent it expressly conflicts with these Terms.

25. Electronic Acceptance

By checking the acceptance box and submitting enrollment, or by otherwise electronically accepting these Terms, Customer acknowledges that they reviewed and agreed to this Customer Agreement & Terms of Service and the incorporated policies. Customer consents to electronic records and electronic acceptance and intends that action to have the same force and effect as a handwritten signature.

PART 2

Weather & Snow Service Policy

Unsafe or inaccessible yard handling and rescheduling  •  Effective November 1, 2026  •  Standalone policy; incorporated into the Terms

Purpose

Wolf Den intends to provide dependable service through normal Utah weather while protecting customers, pets, property, vehicles, and Wolf Den technicians. This policy explains what may happen when conditions prevent safe or effective service.

1. Conditions That May Affect Service

Wolf Den may delay, modify, partially complete, reschedule, or skip service because of:

  • Heavy or drifting snow, ice, lightning, severe storms, high winds, flooding, or standing water.
  • Extreme heat or cold, wildfire, smoke, or unsafe air quality.
  • Unsafe roads, closed routes, limited parking, or unsafe walking surfaces.
  • Frozen ground, deep mud, or conditions likely to damage turf or landscaping.
  • Waste hidden beneath snow, ice, leaves, vegetation, or standing water.
  • Any other condition a Wolf Den technician reasonably believes is unsafe or impractical.

2. Snow-Covered or Frozen Waste

Wolf Den technicians shall remove visible, reachable waste when it can be done safely. Customer agrees that Wolf Den shall not require its technicians to chip waste from frozen soil, dig through deep snow, or enter unsafe areas. Covered or frozen waste may remain until conditions improve.

3. Partial Service

If only part of the service area is safe and accessible, Wolf Den may clean that portion and document the remaining area. Billing shall follow the completed-service rules in Customer’s account. If the work performed materially differs from the normal visit, Wolf Den may adjust the charge or communicate the plan prior to billing when practical.

4. Weather Cancellation or Route Delay

If Wolf Den cannot perform any meaningful service because of weather or unsafe conditions outside the Customer’s control, the visit shall not be charged as a completed cleanup. Wolf Den may move the visit to the next safe route day or address the accumulated waste during the next regular visit.

5. Customer Responsibilities

  • Provide a reasonably safe route to the gate and service area.
  • Remove or treat dangerous ice when practical.
  • Mark hazards, irrigation, drop-offs, or objects hidden by snow.
  • Keep gates and latches operable and clear of snow.
  • Notify Wolf Den promptly of road closures or unsafe property conditions.

6. Accumulation After Delays

A normal weather delay shall not automatically create an extra fee. If a long closure, repeated inaccessibility, or concealed seasonal accumulation creates work materially beyond the normal service level, Wolf Den shall communicate any proposed additional cleanup charge before substantial extra work when reasonably practical.

7. Notifications

Weather decisions may be made route-wide or property-by-property. Wolf Den shall make reasonable efforts to notify affected customers by text, email, phone, or customer portal. Safety decisions may be made at the property without advance notice when conditions are not apparent beforehand.

8. No Exact-Time Guarantee

Arrival windows may shift during weather events. A postponed visit is not a guarantee of a particular makeup date or time, but Wolf Den shall work to restore normal service as soon as reasonably practical.

9. Acceptance

This policy is part of the Wolf Den Customer Agreement & Terms of Service. Electronic acceptance of those Terms includes acceptance of this policy.

PART 3

Dog Safety & Aggressive Pet Policy

Pet security, technician safety, and missed-service handling  •  Effective November 1, 2026  •  Standalone policy; incorporated into the Terms

Our Safety Rule

Wolf Den enjoys working around dogs, but no service is worth risking a bite, an escaped pet, or an injury. The Wolf Den technician’s on-site safety judgment controls whether service can begin or continue.

1. Customer Disclosure

Before service begins, Customer shall advise Wolf Den of any animal that will be present at the location of the services to be provided by Wolf Den that has bitten, charged, cornered, guarded, escaped, shown territorial behavior, reacted poorly to workers, or otherwise presents a risk. Additionally, Customer shall disclose invisible fences, kennel arrangements, and special entry instructions.

2. When Pets Must Be Secured

Wolf Den may require a dog or other animal to be secured indoors, in a closed kennel, or in a separate area that the Wolf Den technician will not enter. A leash held by a capable adult may be accepted only when Wolf Den agrees it provides adequate separation.

3. What Counts as Secured

A pet is secured only when it cannot enter the active service area, reach the Wolf Den technician, open or push through a gate, or escape as the Wolf Den technician enters or exits. Electronic or invisible fencing alone does not necessarily count as secure separation.

4. Wolf Den Technician Authority

A Wolf Den technician may decline entry, leave immediately, or stop work if an animal is loose, charging, growling, blocking access, repeatedly approaching, showing threatening behavior, or creating an escape risk. The Wolf Den technician is not required to test whether a dog is friendly.

5. No Pet Handling

Wolf Den technicians shall not intentionally feed, leash, restrain, relocate, release, or supervise pets unless a separate written arrangement specifically provides otherwise. Customers shall not ask a Wolf Den technician to manage a pet while gates are opened or closed.

6. Gates and Escape Prevention

Wolf Den shall use reasonable care to close gates after service. The Customer shall maintain functional fences, hinges, and latches and shall verify the gate before releasing a pet outdoors. Customer shall notify Wolf Den of self-closing gates, double-gate procedures, locks, or known escape behavior.

7. Missed Service Due to an Animal

If an animal prevents safe access, the visit may be marked inaccessible and rescheduled when route availability allows. An attempted-visit charge applies only if it was disclosed in the Customer’s quote, enrollment, or account terms. If accumulation increases before the next completed visit, an additional cleanup charge may apply when the workload materially exceeds normal service.

8. Injury or Incident

If a bite, scratch, escape, or other animal incident occurs, Wolf Den may contact the Customer, emergency services, animal control, medical providers, or another appropriate authority as reasonably necessary. The Customer shall provide accurate vaccination and ownership information when lawfully requested after an incident.

9. Repeated or Serious Risk

Wolf Den may require a permanent pet-security plan, change service procedures, suspend service, or discontinue service after a serious event, repeated unsafe access, or failure to disclose known behavior.

10. Customer Responsibility

Customer shall remain responsible for controlling pets and maintaining fences, gates, and containment systems. Nothing in this policy limits responsibility imposed by applicable law.

11. Acceptance

This policy is part of the Wolf Den Customer Agreement & Terms of Service. Electronic acceptance of those Terms includes acceptance of this policy.

Wolf Den shall avoid unnecessary images of people or home interiors. Identifiable customer-property images shall not be used in advertising without permission.

6. Communications

Wolf Den may send transactional messages about quotes, enrollment, appointments, arrival, completion, weather, billing, receipts, safety, and account changes. Promotional email or text choices may be managed through the available opt-out method. Opting out of marketing does not stop essential service or account messages while service remains active.

7. Retention

Wolf Den retains information for as long as reasonably needed to provide service, maintain business and tax records, process payments and disputes, address claims, enforce agreements, protect safety, and comply with law. Retention periods vary by record type and system. Information may be deleted, anonymized, or securely disposed of when no longer reasonably needed.

8. Security

Wolf Den uses reasonable administrative, technical, and physical safeguards appropriate to a small service business and relies on established providers for payment and business systems. No storage or transmission method can be guaranteed completely secure. Customers should protect portal credentials and promptly report suspected unauthorized account activity.

9. Customer Requests

Customers may ask Wolf Den to review or correct basic account information, update communication preferences, or request deletion of information that is not required for active service, transactions, legal compliance, safety, or legitimate recordkeeping. Identity may be verified before a request is completed. Requests may be made through the contact method shown on the Customer’s account, invoice, or Wolf Den website.

10. Third-Party Services

Customer portals, payment pages, maps, communications, and other provider tools may have their own privacy terms. Wolf Den is not responsible for a third party’s independent practices, but chooses providers based on reasonable business and security considerations.

11. Children

Wolf Den services are directed to adult property owners, occupants, and authorized account holders, and are not directed to children under 18. Wolf Den does not knowingly seek personal information directly from children under 18.

12. Policy Changes

Wolf Den may update this policy as services, providers, or legal requirements change. Material changes shall apply prospectively, and the current policy shall be made reasonably available.

13. Electronic Acceptance

This policy is part of the Wolf Den Customer Agreement & Terms of Service. By electronically accepting those Terms, the Customer acknowledges receipt of this policy and consents to the described handling of information and use of authorized payment processing.
